A continuously captured, structured extraction of every Dallas–Fort Worth Planning & Zoning agenda packet: 3,862 zoning cases across 99 municipalities with 152 live cases currently moving through agendas. Each case is parsed out of 200-page municipal PDFs into location, acreage, current and requested zoning, petitioner or owner, hearing date and staff recommendation, covering rezonings, specific-use permits, plats, variances and planned-development amendments. Two properties make this qualitatively different from permit feeds: capture happens hours after a packet posts and days before the hearing, so the record exists pre-decision; and the pipeline tracks a case through continuances and council movement, producing a full lifecycle trajectory rather than a single event. Purpose-built adapters exist per municipal platform (Legistar, CivicClerk, Granicus, Municode, CivicPlus, PrimeGov, DestinyHosted) plus source-status tracking recording when each city portal was last read. Delivered as JSON over an API and an MCP server exposing search_cases, get_petitioner_history, get_case and list_municipalities.

What data does Zoningfirehose offer?

Zoningfirehose offers (Alternative, Geospatial, Sentiment) — 3,862 structured zoning cases across 99 DFW cities, plus 152 live cases in progress, plus every captured source packet retained as a linked PDF. A second metro (Raleigh) is live on its own subdomain, so the multi-metro archive is growing by full-market increments. Zoning cases are far lower volume than permits by nature — this is a case-level not transaction-level corpus — but each case carries a full document plus structured extraction plus a tracked outcome, so bytes and label value per record are both high. Annual DFW case flow plausibly in the low thousands, bounded by agenda frequency across 99 municipalities..

What is Zoningfirehose's data used for?

Long-document extraction training and evaluation — thousands of long, structurally heterogeneous government PDFs with their extracted structured fields, which is a harder and scarcer benchmark than short-document extraction and closer to real enterprise document-AI workloads. Approval-prediction models: staff recommendation versus final vote is a genuinely clean labeled set for predicting regulatory outcomes, and stacking petitioner history turns it into a hierarchical model over applicant, jurisdiction and case type. Pre-vote land-acquisition alpha for developers and land brokers, the product's own use case, and a leading indicator for land values ahead of public notice. Zoning-transition ontology learning across 99 municipalities whose codes differ. Litigation and Article 78-style challenge monitoring. Land-supply and housing-production indices at submarket granularity well ahead of permit data, since a rezoning packet precedes any permit by months or years. Agentic tool-use evaluation, since the dataset is already exposed as MCP tools that models call.
