Sourced from property management systems rather than scraped listings: 25,000+ property managers connected through 30+ PMS integrations feed 17M+ rental records since January 2020, normalised and smoothed (median standardisation, LOESS, exponential moving average, Gaussian filtering) into benchmark-ready rent price trends across 16,000+ ZIP codes and 800+ MSAs, segmented by property type (single-family rental and multifamily) and bedroom count. Sold both as the aggregated trends layer and as property-level real-time rental data under a companion product.
